Every day your property goes vacant is money out of your pocket. We talk to hundreds of tenants every month, and we’ll bring them to you.
Finding one prospective tenant is not enough. Anyone can produce one prospective tenant. We get more tenant traffic than any rental agency in Miami, and we’re here to produce a selection of prospective tenants for you to choose from.

accommodating and assisting tenants.
We don’t make money until a lease is signed and money is collected. You don’t pay any upfront fees, nor advertising/marketing costs. We’ll handle all of that.

Everyone hates long and complicated contracts. Ours is a simple agreement: if we find you a tenant, you give us a percentage-based commission of the lease value (see an agent for details).

How do I engage your services?
If you own a rental, or multiple rental properties, call our office, send us an email or fill out our online form. Engaging our services is very simple: it’s an agreement between our company and you that we’ll work to find you a tenant to fill your property. We get paid only by finding a tenant acceptable to you.
If you do find a tenant without our help, the agreement ends and you owe us nothing — not a single cent. If we find the tenant acceptable to you, our fee is 10% of the lease value.
How do you market my unit?
We’ve built a comprehensive marketing system in Miami – from years of experience, building a qualified agent team, and significant technology dollars. It involves a lot more than merely placing your unit on Craigslist (which is bombarded with about 4,000 rental ads per day in Miami).
Do you take photos of properties?
Our agent will be happy to take great photos of your property for our marketing purposes, at no charge to you. Please contact us for more information.
What does it cost me?
There are no upfront costs to you, the landlord. We only get paid if we find you an acceptable tenant. Our fee is 10% of the lease value. The brokerage commission may be tax-deductible for you, the landlord - check with a qualified accountant to make sure that deduction applies in your particular circumstance.
What kind of control do I have over who leases my unit?
Our tenants are generally better-quality tenants, due to our position in the market. Our website attracts thousands of visitors every month, and we’ve represented most of the top employers in Miami – helping them place new hires or relocations. We have considerable experience in tenant screening, and the necessary systems in place to run background checks as complete as you would like. We can also run credit reports, job histories, and rental references for prospective tenants.
How quickly can you find me a tenant?
Successful leasing is a result of good exposure and appropriate pricing. Both are trickier than you might think. As we’ve mentioned, the Miami rental market is saturated daily with thousands of rental ads. In addition, renters search thousands of rentals every day, and they’re educated on what’s available on an up-to-the-minute basis. It’s not enough to find one tenant. You’re looking for a high-probability tenant – which is the result of a substantial marketing effort. There are no shortcuts.
What kinds of rentals do you do?
Our typical rental lease-term is 12 months or greater. We occasionally handle short-term leases as well - please call or e-mail us for more information.
What’s your fee?
Our fee is typically 10% of the lease value. The brokerage fee may be tax-deductible to you - check with a qualified accountant for your particular situation.
Do you guys help with property management?
At present, we only focus on connecting tenants with owners.
Am I, the landlord, legally bound to you in some way?
When you give our company the right to market your property, there is no complicated contract — it’s a simple agreement whereby an owner agrees to give us 10% of the lease value in exchange for finding the owner a qualified tenant. Generally, if the owner finds a tenant either by himself or through some other channel, the owner owes us nothing (contact a Leasing Agent for a copy of our contract).
Are there any upfront costs or any fees to get going?
No. We only get paid when you sign a lease with a tenant provided by us. If you sign a lease with the tenants that wasn’t referred by us, you owe us nothing and the agreement terminates. There’s no risk.
Do I need to pay for any signage, marketing materials or advertising?
No. Our company has a broad range of experience with marketing units in the Miami rental market. And we talk to tenants literally 365 days per year (yes we get calls on Christmas day).
Do you offer any consultation regarding the market value of my unit?
We’re happy to talk with you regarding the likely value of your property in today’s market, and make suggestions about things you may want to consider to make your property easier to rent – or more attractive to solid tenants.
